October 2011 Kanata home sale statistics

A total of 809 residential homes were sold in October 2011, which is very close to the number of homes sold in 2010.

The average sale price of a home in Kanata and the Ottawa area in October was $362,341 which is up 3.5% over last year.

Condominium sales were up 14.5 % over 2010 as 253 condos were sold, however, the average price of those condos was $259,316.  This represented a decrease of 1.5% over last year.

It is interesting to note, however, that condos are enjoying an increasing popularity in the Kanata and Ottawa area housing market, with residential real estate holding its own.

There was an increase in Kanata and Ottawa area home sales of almost 12.2% in September, over the same period in 2010. 

1,202 units were sold, which is even higher than the 5 year average of 1,160.

922 of these homes were residential homes, whereas 280 were comdominium properties.  Of the 922 residential homes sold in September, the average sale prive was $360,334, which is an increase of 3.2% over 2010 sales.  All in all, Kanata and the Ottawa area remains a stable home buying environment, with sales slightly above average.
